Bungalow at Aundh
I call this project the ‘Kerala Import’. All the typical features of a Kerala house including the strict proportions of length to breadth are incorporated in this project. Extensive use of wood and Athangudi tiles combined with Italian marble are the features that most visible here.

Bungalow at Dhanori
This was meant to be a 3 BHK but the Almighty thought out-of-the-box. We hit a landfill during construction which magically gave us a floor below and an opportunity to get more space above too! Suddenly this structure was transformed into a grand six bedroom home!

‘The house should look as if it BELONGS here.’ The simple brief said it all. Set in a typical wadi, this farmhouse was designed to seamlessly blend into verdant surrounds. The wrap around verandah and the high ceiling ensures the house remains cool almost the year through. Coupled with the swishing of the palms and distant roar of the waves crashing on the sand, this house fits in snugly amongst its Konkan friends.

Farmhouse at Girivan, Mulshi near Pune
The length of the house takes complete advantage of the lateral spread of the site. The serene hill views make the perfect backdrop for this comfortably sized 2 bedroom house.

Redevelopment
Redevelopment building at Sahakarnagar
The younger generation was now taking over the family business. Thus it was the right time to give them wings to fly. And what better incentive than to provide them with a separate establishment of their own? The challenge was designing a 2BHK in 675 sqft which was the permitted area on each floor as this was part of a twin plinth society. Here TULZA DESIGNS undertook the architectural design, liaison work with Pune Municipal Corporation as well as the interiors of the apartments.

Facade Make overs
TULZA DESIGNS can change the way the world looks at you! In this small but very interesting project the architect was asked to do a face change. The interiors were not going to be changed but the look of the building face had to be transformed.

PMC Liaison
We offer Liaison services with the Pune Municipal Corporation (PMC) for all the architectural projects that we undertake. This applies only to work within PMC limits. Our scope involves obtaining the following certificates and sanctions:
Commencement Certificate (This is necessary prior to starting any construction activity)
Plinth Checking Certificate
All NOC documents from the various departments
Completion Certificate
Assistance to obtain 7/12 document, P.R.C., Demarcation, Tax NOC, etc.
